Roadway Maintenance
Roadway maintenance is a significant expense as well as an inconvenience for residents. However, If we don't keep a sound surface, the base will deteriorate. The cost of repairing the base is not something one likes to contemplate.
In 1998 we solved a long-standing and damaging water problem by putting in a drain and re-paving the small court at a cost of $45,000. In 2002 we re-paved all the remaining roadways at a cost of $97,000. Unfortunately, this work exacerbated a standing water problem in the large court. As a result, we recently needed to install a drain at a cost of $26,000. The good news is we should not need major roadway maintenance for another 20 years. However, to slow down water penetration, and extend the life of the roadway, every five years we will need to seal the road surface at a cost of about $11,000.
We have some damaged curbing, due in part to snow removal using front-end loaders. By being proactive and making early repairs we believe we can avoid major costs later on.
We also plan to be proactive and start refurbishing the storm drain catch areas.
The Howard County Fire Department requires that every community maintain red curb no parking areas to allow for fire equipment access. The increased size of the new fire apparatus has caused us to increase the scope of marked curbing. After evaluating the cost and quality of painting the fire lanes versus staining, we elected to stain the curb areas. Staining is costlier than painting, but the staining promises to require renewal less often.
Finally, there is the striping to mark parking spaces that must be renewed every 3 years for about $1200.
