Architectural Committee

Remember, before you make any alterations to your unit, check with SPRAC to make sure they will be in compliance. Better safe than sorry!

The Swan Point Residential Architectural Committee SPRAC is empowered by Article XI of the Association By-Laws.  The volunteer members of the committee are Association members appointed by the Swan Point Board of Directors.  The Board bears the ultimate responsibility for architectural issues and enforcement of the Architectural Guidelines.

The architectural guidelines are established based upon requirements from the Owen Brown Covenants and the Association By-Laws and are binding to every unit in the development.  It is the mission of SPRAC to assist the Board with the efforts to maintain an attractive environment for all residents and protecting our property values.

SPRAC handles the processing of Exterior Alteration Applications and In-Home Business Applications for the Board and coordinates with the Village of Owen Brown to complete the covenants compliance process.  SPRAC, in conjunction with the Board of Directors and the Grounds Committee, conducts periodic inspections of the Association. The results for each unit are provided to the unit owners.   SPRAC also acts in an advisory capacity to the Board, making recommendations regarding changes and additions to the Architectural Guidelines.

The committee maintains the Architectural Standard for each unit and for the community as a whole.  A permanent file and a database of all applications for each unit are also managed and unit owners may obtain that information upon request.  The committee can provide information on contractors used successfully by other members of the community, or suggest modifications to the application which will meet the unit owner’s requirements in a manner consistent with the covenants and Guidelines.
